The cost of rewiring an apartment is not determined by floor area alone. Existing routes, the number of electrical points, access to walls and any work at the electrical panel all affect the scope. A no-chase approach may limit damage to finishes, but it is not suitable for every home; an electrician needs to check whether a safe, workable route is available.

What an apartment rewiring job can include
“Rewiring” can mean replacing one circuit, renewing cabling throughout the apartment, or a broader job involving the electrical panel, sockets and switches. Before comparing quotes, establish exactly which version is being proposed. Two estimates using the same service label may cover different rooms, circuits and handover tasks.
Ask for a written scope covering the inspection, removal of accessible old components, cable routes, connections and checks on the completed work. Clarify separately whether materials, socket and switch mechanisms, panel work, making good and waste removal are included. If a task is excluded, agree who will handle it and whether it will be quoted separately before work begins.
What drives the quote
The layout and accessibility of existing routes matter, as do the number of sockets, switches and separate circuits and the condition of the wiring and walls. Reusing suitable existing conduits can involve a different amount of work from creating a new route. Work at the panel or additional circuits for particular appliances can also change the scope, so they should be listed rather than left implicit.
Photos or a phone description may support an initial estimate, but they cannot always confirm the condition of concealed routes. An on-site inspection may reveal blocked or damaged conduits, wiring that differs from the apartment plan or limited access. Ask the electrician to distinguish the defined base scope from possible extras, and to get your approval before carrying out changes.
Can rewiring be done without chasing?
Sometimes new cable can run through suitable existing conduits, in a cable channel or along the surface of a wall with appropriate protection. These approaches may reduce chasing and the amount of disturbed finish. Pulling cable through an old conduit depends on its condition, route and suitability for the cable; the presence of a conduit does not by itself mean it can be reused.
Avoid choosing a method solely to skip dust and paint repairs. The electrician should assess whether the route and protection are appropriate and whether sockets and switches will remain practical to use. If conduits are blocked, damaged or unsuitable, limited chasing or another route may be needed. Ask what visible surface runs will look like and who is responsible for repairing finishes afterwards.
Compare quotes and agree the handover
Before booking, ask for an apartment visit and a written quote that names the rooms, circuits and points included, as well as anything that will remain untouched. Check that the electrician holds a licence appropriate to the work and ask who will carry out the installation. Agreeing this before anything is disconnected or removed helps prevent uncertainty once the job is under way.
Define what completion means: the listed points are connected, the work carried out is checked, and you receive a clear account of changes made. A broad phrase such as “all electrical work” is not a useful scope without an itemised list.
